What are the benefits of modular construction?

There are several benefits to choosing modular construction. Below are those that every potential building owner should know:

  • A modular building is fully engineered
  • Built in a factory – keeps materials protected and less materials are wasted; no weather delays during building construction
  • Significant time reduction to completion – Concurrent construction: foundations are prepared while buildings are built in a factory
  • Solution for extremely tight areas and ones that must allow ongoing business in an adjacent building or parking lot
  • Easier on site management – building is 80-90% complete once on site; minimizes subcontractor management and subcontractor time delays.

Aren’t modular buildings just fancy trailers?

The modular building industry has come a long way since its origins as trailer manufacturers. There is very little construction today that could not be modular. The only real restriction to a project being modular is the height. Modular structures usually do not go above 4 stories.

Are modular buildings inspected?

Absolutely! Modular buildings are inspected even closer than site-built so you can be guaranteed that you are getting a fully certified building. Typically, a modular building is inspected in the factory by a third-party inspection agency who is a representative of the Department of Housing. Inspections are done at different stages during the construction to ensure compliance. These inspections supersede many local jurisdiction requirements. Once the building is delivered to the site, the third-party inspection agency provides the local code official with the certification documents. Local code officials are responsible for the inspection of foundations and site work, utility connections and final assembly of the buildings.

How long does it take for a modular building to be completed once it arrives on site?

Depending on the size of the modular building, the building can be “set” (connecting the individual floors together) in a matter of hours to several days. After the “set” process, the exterior finish or other special features could take two days to six weeks depending on the complexity.

Can “green” energy efficient materials be incorporated into modular buildings?

Of course! Since modular buildings integrate all of the same materials as site-built construction, any environmentally friendly or energy efficient materials a customer wishes to incorporate can be utilized in modular buildings. Whether one wishes to include skylights or bamboo flooring, it can be done. And remember, if a “green” building is what you have in mind, since our method of construction has minimal environmental impact, you’re already starting in the right direction!
